History
Gerald and Millie McNabb started investing in property in 2004, initially flipping a couple of houses, then fixing up and renting single houses to four-plexes near the University in Pocatello, Idaho. From the beginning, we chose distressed properties with the expectation that we could improve them. Starting in 2009 we started to acquire bigger properties--a 7-plex and 13-unit motel which we converted to rental housing. In 2013 we purchased a 44-unit mobile home park and in 2016, a 29-unit apartment complex. In 2017 we extended our operation to Twin Falls, purchasing an assisted living facility, which we have upgraded to 73 apartments. Today we have about 157 rental units and are operating at nearly 100 percent occupancy. We purchased a property in Eden, Idaho with 16 units. We have also purchased another assisted
living facility in Twin Falls which we will convert to 100 apartments.
Operation
Our goal is to provide a rental that is comfortable and safe. We accomplish this by maintaining the property and repairing it as needed. We do this by screening tenants to prevent bad actors from occupying our property.
Future
We are pursuing strategic relationships to further expand our business including internet-based courses to teach others about our successful business model and creating real estate funds to provide investors with an alternate source of income secured by real estate.
We are vertically integrated to minimize our expenses. We manage the properties and are the first responders to:
- acquire property
- design improvements
- create an internet presence
- screen tenants
- respond to tenant needs
- provide repairs
